chevron_rightHow do I know if I am in a Condo, Townhome, or SFD? A good indicator that you are not just in the Master Association is if you have an alleyway. The means you will have an additional assessment to cover other costs.Emory Crossing's condos are considered detached condos. Your garage is in an alleyway. The Association maintains the alleyway and a retaining wall in Phase 1 for you using your condo assessment. Unlike traditional Condo Associations, Emory Crossing does not maintain anything else.Emory Crossing also has Townhomes. These are the attached units mostly along Emory Crossing Blvd. The Association maintains the alleyway. The Association also mows and edges your front yard*, will do a full roof replacement, and full exterior paint. Please note, the Board of Directors may change the front yard services at any time.

chevron_rightHow much are the Emory Crossing Association assessments and how do I pay them? Emory Crossing Association Master assessments are $195 a quarter for Single-Family, Condos, and Townhomes.Condominiums have an additional quarterly assessment of $255.Townhomes have a cost-share quarterly assessment of $345.Quarterly payment dates are the 1st of January, April, July, and October. Payments can be made online or by check sent in the mail. For the address and the online payment portal see Pay Assessments under the Resources tab.

chevron_rightHow are our assessments used? Assessments are used to fund the reserve for future expected expenditures and current maintenance, repairs, and admin. The breakdown can be found on the Financials page in the Document Library on the website.

chevron_rightWhat is the Service Area Assessment used for with the Townhomes? The townhomes are a part of the Master Association giving you access to the amenities. A portion of your Service Area Assessment go to the upkeep of the amenities and common areas. The remainder goes to the upkeep of the alleyways, and other exterior responsibilities, such as roof replacement, exterior painting, landscaping services for the front yard.

The Condominium Association is a part of the Master Association giving you access to the amenities. A portion of your assessments go to the upkeep of the amenities and common areas. The remainder goes to the upkeep of the alleyways.

chevron_rightWhat is a Declarant and what do they do? The Declarant sets up the HOA, establishes the initial rules and restrictions (known as CC&Rs), and appoints the first resident Board of Directors during transition of power. In most cases, the Declarant for a new community is the Developer. Our Declarant and Developer is Taylor Morrison.The Declarant enjoys special rights and privileges to facilitate the development, construction, and marketing of the Property and the Development, and to the direct the size, shape, and composition of the Property and the Development. These rights are described in the Master Covenant. Declarant may also assign, in whole or in part, all or any of the Declarant's rights established under the terms and provisions of the Master Covenant to one or more third-parties.Once the community reaches 75% of lots sold, the transition of power will begin. This process will continue until 100% of lots are sold and the Declarant will shift power to the Association so a full Resident-run Board can be in charge.

chevron_rightHow do I submit my plans for an architectural review? As of October 1st, 2024, Arch Planning Review will be charged with reviewing applications for exterior modifications. Go to Architectural Requests for detailed information and the application.

chevron_rightWhen is the pool open? The pool is open from May 1st to September 30th. The hours are 5 am to 10 pm.
- Keycard or Bluetooth fob is required for entry.
- You may have 4 guests per day per household.
- Piggybacking (allowing someone who is not your guest) to enter is not permitted.
- Alcohol, controlled substances, tobacco products of any kind is not permitted.
- No pets.

chevron_rightHow do I reserve the pavilion? The pavilion is first come, first serve. Please make sure you clean up the area and haul your garbage back home with you. The Association cannot handle party refuse/debris at this time.No canopies or anything that requires a stake to be placed in the ground. No petting zoos (non-domestic animals, animals off-leash, etc.). Please avoid helium balloons, as these are awful for our environment and our wild animals.Amenity Guest Policy is 4 people per household, per day.

chevron_rightWhy can’t they allow bounce houses for birthday parties? Please ensure you have the proper insurance requirements if hosting in your private backyard.The HOA does not allow inflatables on HOA property. So, if you are using the pavilion and soccer field areas, nothing can be staked into the ground (canopies), and no inflatables are allowed to be erected.

chevron_rightWill there be a traffic light at Emory Crossing Blvd and Ed Schmidt? At this time, we have not heard of plans from the city to install a light. Residents can contact the city to inquire if a traffic study would be warranted to get the ball rolling. However, the only traffic study they have performed as of 10/2024 is further south where traffic is more chaotic.

chevron_rightMy neighbor's yard isn't being cared for. What is the association doing to assist? Compliance standards drives are performed every two weeks. Those who are not in compliance are receiving notification based on the Enforcement Policy. If you notice an issue is not being cleared up, please submit the information through the Contact Us page. While we will not give you personal information about the situation, we can let you know we are aware and working with the resident to help get them back into compliance. Education is key.

chevron_rightWho do I contact if the common area landscaping is not being maintained? Please use the Contact Us page and provide as much detail on the location and the problem.If the issue is weeds in the fields, please know that pre & post emergent are applied each Spring and Fall. Unlike residents, our landscaping crew is not able to pull weeds, which is the most effective method of preventing them. The pre and post emergent help the seeds to become inactive leaving them unable to germinate. Weeds in the flowerbeds are removed by hand by the Detail Crew with our landscaper. We still want to know about the issue so we can make sure that area gets a little extra love.

chevron_rightWill another pool be built? There will not be any additional amenity centers built. Two additional pocket parks will be developed in Phases 5 and 8.

chevron_rightHow is a Crime Watch Program implemented? Per the Hutto Police Department, this program has been suspended until they are able to effectively fill the vacancies at the agency. The hope is by 2025. They will not provide the Neighborhood Crime Watch signage. This will need to be purchased by residents. The city might help install, but you would need to contact them to inquire. You must submit your plan to the Association office before you ask the city to install. Signage will need to be consistent throughout the neighborhood.How can you get involved sooner? Meet your neighbors! This is the cornerstone of any successful Crime Watch Program. Neighbors who become your friends will look out for each other even more. While the HOA does not run this program, we are happy to provide information if we have it. Or, we can point you in the right direction.If you wish to throw a block party, please refer to the City of Hutto's city ordinances. Please also contact the HOA so we are aware.How do you limit your chances of becoming a victim of crime?
- Lock your vehicle, while also being mindful of anything left behind. Remove all items, including trash, to help prevent break-ins.
- Park in your garage. Consider the things blocking your parking spaces in your garage. Is it more valuable than your vehicle? If the answer is no, removing the items and storing them in the attic, or donating may be an option to consider.
- Keep porch lights on at night. This helps the night vision cameras pick up more detail. It also hinders people hiding.
- Install inconspicuous cameras directed only at your property. Be mindful, cameras should not capture neighbor's properties. Cameras require Architectural Review.
- See something, say something. If you see something suspicious, please contact the authorities.

chevron_rightWhat is a Certified Wildlife Habitat? To learn more, visit the NWF Website.Wildlife habitat gardens are a haven for local birds, butterflies, and other wildlife. NWF provides a requirements checklist that Emory Crossing needs to complete to hold our certification. This includes, but is not limited to, a minimum number of food sources for wildlife, water access, shelter from weather and predators, places for courtship, mating and having & raising their young, sustainable irrigation use, restricting non-native and invasive plants, as well as, using compost and other organic methods for maintaining plants.

chevron_rightWhat can be done about street parking? Unfortunately, the HOA does not have jurisdiction over the streets. You would need to contact the City of Hutto. Street parking is legal.

chevron_rightWhen will the road between our community and FM 1660 be completed? Emory Crossing Blvd. will connect to FM 1660 with completion of Phase 4, which began in the fourth quarter of 2024. The expectation is the road will be completed by August, 2025, weather depending.

chevron_rightWhat is going to happen to empty plot next to 203 Stinchcomb? These lots were held back to see how the drainage and road plans played out. We are still in discussions as to what these lots will be. Taylor Morrison will work on keeping the lots clean and to the community standard.

chevron_rightWhat is being put in the commercial space? There is a 2-acre commercial lot, nobody has reached out to us yet. We are unsure as to what this area will be. We will update the community as soon as we know anything definitive.
